YAPHANK, NY – Earlier this month, the City of Brookhaven reviewed the latest iteration of construction plans for a new housing complex on the boulevard in Yaphank called The Ponds. The Boulevard, a mixed-use development on William Floyd Parkway, has several other housing complexes on the 322-acre site, as well as a hotel and an assisted living facility.

The site, also known as “The Meadows” because it was the site of the old Parr Meadows horse track, also has retailers like Walmart.

At a meeting of the Brookhaven Planning Council on June 6, the proposed distribution of units for The Ponds was discussed: 152 residential units in total, with 114 reserved for residents aged 55 and over and 16 reserved for affordable housing .

The property is 58.73 acres in total and will be located on the southwest corner of the boulevard.

The Ponds will join The Reserve and The Brio at the Yaphank apartment complexes.

A representative for The developer of ponds AVR Realty, Brian Ferruggiari, mentioned at the planning board meeting that the initial use of the remaining area was to be office space. But demand for office space has dwindled, Ferruggiari said, prompting a change to allow multi-family housing for that section of the boulevard.

There will be a 5,000 square foot clubhouse, dog park, swimming pool, barbecue area and a 23-acre preserved easement.

The city opened the meeting to public comment and will vote on the proposal at a later date.
