Amendments to Approved Documents

The revised Parts F and L and new Parts O and S of the Building Regulations come into force on June 15, 2022. Even if an application is filed before June 15, 2022, ALL parcels in this application must start on site with valid work before June 15, 2023. If not, the additional requirements of the revised Parts F and L and new Parts O and S of the Regulations will need to be met. This may require a major overhaul and rechecking of the plan.

Note: These transitional provisions will apply to all construction claims where Parts F, L, O or S would apply under the regulation. This will generally include:

new construction projects

extensions,

changes,

changes in the use of the works, and

any other controlled construction work described in Regulation 3 where compliance with Parts F, L, O or S would be triggered.

Building regulations – Provisions for site inspection notifications and verification of plans

We have reviewed our current procedures for inspecting works under construction. This follows the government’s announcement of measures to minimize the spread of the COVID-19 coronavirus.

You will have received your site log specific to your project. This indicates the inspection steps that you must report to us during construction. Please be sure to let us know at the start and at all other stages of the inspection. Please contact us on 01872 224792 if you require an additional copy of this or further information.

We will ask if anyone on site is self-isolating or showing symptoms of COVID. Building inspections continue in compliance with social distancing measures.

Inspections of occupied buildings shall be carried out at the discretion of the Site Authority. They can ask to see the works remotely.

Remote working continues for all staff and plan verification services continue as normal.

Building control application

You can now book your inspections via the LABC app. Please visit Apple App Store or Google Play Store to download the free app.

You will only have to enter your details on the application once. You can then use the boxes provided to let us know where and when you would like an inspection.

Details of registered construction

The LABC has launched a suite of 250 Registered Construction Details (RCDs). This is to help you combat the problem of thermal bridges in construction. This will minimize heat loss through weak junction points in the exterior envelope of a building.
