Warwick Town Planning Council held its first meeting of the New Year on Wednesday January 20, 2021. This meeting was held in person, the first in several months to be held in the Warwick Hall building. city ​​located at 132 Kings Hwy. at Warwick.

Pennings cider house expands

Three public hearings were held. The first hearing concerned the approval of the site plan for the Pennings Cidery building located at 4 Warwick Turnpike. The applicant, Pennings RE Holdings, LLC., applied for a special use permit to construct and use a 20 × 70 square foot addition to the existing cider house building. The application for site plan approval and special use permit was approved by the Board after no public comment.

The next was a request for final approval of a four-lot subdivision project located on the west side of Old Tuxedo Rd., 300 feet south of Nelson Rd. (35 Old Tuxedo Rd.), as requested by Viola Cox. After some discussion and revisions of the EAF (environmental assessment form) submitted, and no comments were made by the public, the Board accepted the project application for final approval.

Finally, there was a request for final approval of a proposed lot line change, as submitted by Jared Schutzman and Andrea Klein. The parcels in question for this project are located on the east side of Bellvale Lakes Road, 11,500 feet north of Iron Forge Road. (282 Bellvale Lake Road). No comments were made by the public.

The Board then reviewed the cards submitted by three separate candidates without the opportunity for public comment (the opportunity will become available in future agendas).

The first of these was Black Bear Campground, which submitted an application for site plan approval and a second special use permit for the construction and continued operation use of the campground. existing campground from 74 licensed campsites to 130 licensed campsites known as Black Bear Campground, located on the east side of Wheeler Rd., 6,000 feet south of State Rt. 17A (197 Wheeler Rd.). A public hearing for the Black Bear Campground project will be added to the next available agenda.

The Pete Fini Subdivision requested a sketch review of a proposed four lot (minor) subdivision of four to 11 acres per lot. The project is located on the south side of County Rt. 1A, 1,200 feet west of Sanfordville Rd. (121 County Rt. 1A).

Finally, Tina and Keyvan Saghafi requested a sketch review and final approval of a proposed lot line change, relating to Mr. Saghafi’s property and an ancillary building being transferred. The plots are located on the west side of Big Island Rd. and Hedges Rd.

Next meeting

The February 3 meeting of the Town of Warwick Planning Board will be canceled and the next meeting will be on Wednesday February 17 at 7:30 p.m.
